Common Eviction Questions in Los Angeles County

How long does an eviction take in LA County?


If uncontested, 6-8 weeks from filing to Sheriff lockout. Timeline: 10 court calendar days for tenant to respond → if no response, you can request default → court issues judgment → Sheriff posts 5-Day Notice to Vacate → lockout. Our doc prep takes 3-5 days so we don’t slow you down. RUSH IS AVAILABLE.


Which courthouse do I file at?


For Long Beach, Signal Hill, or Lakewood properties, you’ll usually file at Governor George Deukmejian Courthouse: 275 Magnolia Ave, Long Beach, CA 90802. We confirm venue and file for you.


What if I didn’t serve a 3-Day Notice yet?


You must serve proper notice before filing an Unlawful Detainer. We can’t draft the UD-100 until notice period expires. If you need help with the 3-Day Notice itself, we prepare those too.


Do I need to serve a notice before filing an Unlawful Detainer?


Yes. CA law requires proper notice: 3-Day to Pay or Quit, 30-Day or 60-Day to Vacate. The notice period must expire before we can prepare your UD-100. We prepare notices too.


What if the tenant files an Answer?


The case becomes contested and goes to trial. We are document preparers only and cannot represent you in court. We’ll prepare your trial documents at your direction, but we strongly recommend hiring an attorney if the tenant contests. We have referrals.


Can you evict someone without a lease?


Yes, if they’re a month-to-month tenant or have no written agreement. You still must serve proper notice: 30-Day if they’ve been there <1 year, 60-Day if >1 year. We’ll ask about this on your free call.


Do you handle City of LA “Just Cause” evictions?


Yes, but LA City has strict Just Cause rules + relocation fees. We’ll prepare the UD-100, but you must confirm your reason qualifies. We cannot advise you on Just Cause. When in doubt, talk to an attorney first.
